Electrical Safety Reports

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020

New government legislation states that landlords must ensure every fixed electrical installation is inspected and tested at least every five years by a qualified person. The Regulations also state that a landlord is required to obtain a report of the results of the inspection and test, supply it to each tenant within 28 days and retain a copy until the next inspection is due.

1st July 2020 - Rule applies to new tenancies - As of this date, a landlord must supply a tenant with a satisfactory EICR report prior to the commencement of the tenancy.

1st April 2021 - Rule applies to all existing tenancies - A landlord must supply any current tenants with a copy of a satisfactory EICR report.

Maintaining the safety of a tenants home environment is vital and the Electrical Installation Condition Report (EICR) is the best way of monitoring the electrics within the property. New Build Services

Prop Cert provide a range of new build services including SAP EPCs, Water Usage Calculations, Air Pressure Testing, Sound Testing and Ventilation Testing.

Sometimes referred to as ‘On-Construction EPCs’, SAP EPCs are required for new builds, conversions and when a building increases its number of dwellings, e.g. one house into two flats. Often the above services are needed in conjunction with the EPC.

We have a team of specialist SAP energy assessors dedicated to the provision of these EPCs on newbuild/ conversion projects and are often involved from the design stage right through to completion. The process to complete a SAP EPC is different to the typical EPC so feel free to call our expert team and discuss this further.
